    Project Manager, Development

    The Opportunity:

    National Development (“ND”) is looking for a Development Project Manager (“PM”) to lead all phases of complex, often mixed-use, development projects in the Greater Boston marketplace. At ND, a PM is responsible for all day-to-day activities of a project throughout the real estate cycle, including, but not limited to, assisting acquisitions and initial project due diligence, managing the permitting/regulatory process, design coordination, financing, construction oversight, and community outreach. PM’s are typically managing multiple projects at once and, ND is unique in its pursuit and active development of all asset types including residential, office/life science, retail, senior housing, hotel and industrial projects.

    As Development Project Manager, your primary responsibilities include but are not limited to:

    ANALYTICAL

    • Assist in the origination, underwriting and due diligence of acquisition and investment transactions.
    • Create and maintain complex acquisition and development models for large-scale mixed-use projects.
    • Collect and evaluate project data, including construction cash flow requirements, operating income and expense projections for project proformas.
    • Maintain project budgets and schedules and report on variances.
    • Prepare reports for Principals on development progress and critical decision points.

    FINANCING, PERMITTING & MARKETING

    • Collaborate on originating and maintaining debt and equity relationships.
    • Lead community meetings and outreach initiatives.
    • Work in conjunction with Principals on consistent communication with communities and submittals to governmental jurisdictions for entitlement and zoning related matters.
    • Develop and implement a strategic business plan for the project, including a complementary and creative marketing strategy, a detailed budget and capitalization, etc.
    • Assist in management of portfolio assets and interact with venture partners regarding specific project issues.

    DESIGN, CONSTRUCTION & LEASING

    • Actively engage an expansive consultant and construction team in the comprehensive visioning, design and implementation of large-scale ground up developments.
    • Provide day-to-day management, technical direction, supervision and coordination of construction activities.
    • Support the leasing team throughout the development process to secure new and support existing tenants.
    • Interface with permit plan reviewers and municipal inspectors as required to keep the project on schedule and in good standing.

    Assistant Project Manager, Development

    The Opportunity:

    National Development is looking for an Assistant Project Manager (“APM”) within the Development Group to assist Senior Project Managers and/or a Principal overseeing development (i.e., Project Leads) on all aspects of the real estate development process. The APM will support and manage day-to-day activities of a project throughout the entirety of the real estate cycle, including but not limited to, acquisitions and initial project due diligence, permitting/regulatory process, design coordination, financing, construction oversight, and community outreach. The APM may be responsible for multiple projects at once and may simultaneously report to multiple Project Leads.

    The APM will be an integral part of the development team and will be directly responsible for supporting their assigned project(s). We are specifically seeking detail-oriented candidates who are passionate about the industry and real estate development, with intellectual curiosity and a strong desire to learn. We are looking for highly motivated, organized and ambitious individuals who excel in team-oriented environments. This role demands candidates with a high level of professionalism, values and a desire to collaborate with others. We are seeking candidates that are willing to take on tasks, big or small, with eagerness and dedication. Candidates must deliver high-quality work, executing on varied day-to-day tasks while also maintaining an understanding of the “bigger picture” of a project.     As Assistant Project Manager, your primary responsibilities include but are not limited to:

    • Manage day-to-day activities associated with each project with enthusiasm and commitment
    • Assist in the oversight of the design process, from procurement of project team through completion of construction
    • Prepare and oversee project communication and presentations for internal and external teams, community members, permitting efforts, and financial partners
    • Support and interface with various internal and external project teams, as necessary, including leasing, marketing, legal, brokerage, etc.
    • Assist with creating and managing detailed project schedules, budgets and pro formas to ensure critical project objectives are met
    • Engage in pre-construction work, interfacing with general contractors and vendors to ensure budgets are met and achieved
    • Conduct research, such as zoning by-laws, permit applications, site diligence, etc.
    • Prepare and maintain project meeting minutes, ensuring all necessary follow-up is completed in a timely and organized fashion
    • Manage monthly requisition and billing process in collaboration with National Development accounting and/or 3rd party lenders and financial partners
    • Work closely with various external stakeholders, including but not limited to, project abutters, community groups, City/Town Officials, and government agencies.
    • Ability to take lead on “projects within the project” such as oversight of procurement of project related materials, smaller TI Projects, etc.

    What You Bring to Us:

    • B.S./B.A. Degree, ideally with direct commercial real estate project management experience in a similar APM position. High degree of professionalism with the ability to work with little supervision, handle multiple tasks in an organized manager, produce quality work and meet strict deadlines.
    • Clear and effective communication skills with the ability to create strong relationships with project team and constituents.
    • Demonstrate good judgement, develop practical solutions to problems, and understand the sense of urgency required to meet timely completion of major and minor project milestones.
    • Candidates with an understanding of commercial construction systems, methods and materials, are preferred, but not required.
    • Must work well in fast moving, high expectation environment.
    • Exceptional written and oral communication skills.
    • Require proficiency in MS Word, Excel, Office and PowerPoint. Preferred to have skills in CAD, BlueBeam, MS Project, and In-Design.

    The Opportunity:

    National Development is looking for a full-time Maintenance Technician for Cole Hersee and other downtown assets, located in Boston, MA. The ideal candidate must be skilled in all areas of general maintenance and must be able to perform the physical maintenance operations of the property.

     

    As a Maintenance Technician, your primary responsibilities include:

    • Regularly care for buildings and grounds as needed. Conduct general site, building and mechanical room inspections to insure cleanliness and safety compliance of all systems and ensure all is maintained in a professional matter.
    • Assist with the management of preventative maintenance programs. This shall include managing check-off lists, machinery history, safety inspection and test records.
    • Reliably handle emergency situations. Excellent communication and organizational skills are mandatory.
    • Keep the Management Team advised of all matters incidental to the operational status of all systems.

    • Record journal entries related to cash activity, transactions and accruals in the accounting system (Yardi).
