    Roles and Responsibilities:

    The Investment Analyst will play a key multi-functional role as part of a team of peers to support the many investment, development, and operational activities of the company, and will have broad exposure to many senior level acquisitions, development, and asset management professionals, as well as to partners of the company.  The Investment Analyst will be actively involved in all aspects of the investment life cycle including the initial feasibility and investment analysis, due diligence, acquisition, financing, asset/project management, and disposition.  Key responsibilities for this highly visible and impactful position include:

    Acquisitions

    • Evaluating offering memorandums and analyzing pro forma cash flows.
    • Performing market analysis and evaluating relevant rent/sale comparables.
    • Utilizing Argus Enterprise to underwrite and create pro forma projections.
    • Creating advanced financial models in Microsoft Excel, including waterfalls, to evaluate potential commercial real estate investments utilizing investment metrics such as XIRR and Equity Multiple.
    • Assisting in the property due diligence and closing process.
    • Preparing materials and presentations for Investment Committee approval.
    • Assisting with the analysis and preparation of materials for investor reporting.

    Development

    • Evaluating potential sites for future development through zoning review and an initial financial feasibility analysis.
    • Developing detailed hard and soft cost budgets with project managers and construction estimators.
    • Creating detailed development pro forma models in Microsoft Excel.
    • Assisting in the analysis and preparation, then solicitation of construction financing requests and negotiations with lenders.
    • Maintaining and updating the development pro forma model throughout the investment
    • period to track project performance against initial investment objectives.

    Asset Management

    • Creating and maintaining dynamic asset and partnership level models and reports to provide insight into asset and portfolio level performance.
    • Evaluating leasing, capital, and equity/debt recapitalization strategies.
    • Supporting asset managers with Annual Business Plans.
    • Preparing year end asset valuations.
    • Providing proactive asset management recommendations for individual assets utilizing the support of operational portfolio data.

    QUALIFICATIONS

    The ideal candidate will have the following:

    • A Bachelor’s Degree demonstrating strong academic performance and 0 – 3 years of relevant work experience at a real estate operating company or investment firm (including internships for graduating college seniors).

The ideal candidate must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations on the properties.

    As a Building Engineer/HVAC Technician, your primary responsibilities include but are not limited to:

    • Assist Chief Engineer in the performance of all maintenance duties for the assigned portfolio.
    • Conduct general site, building, and mechanical room inspections to ensure cleanliness, safety and environmental compliance of all systems and ensure all is maintained in a professional matter.
    • Conduct troubleshooting and diagnostics to identify all issues and provide effective solutions.
    • Assist with preventative maintenance programs and ensure timely and efficient resolution of all work orders placed. This shall include check-off lists, machinery history, safety inspection and test records.
    • Assist the Chief Engineer with managing responsibilities for work performance of all building vendors including the scheduling, directing and planning the job performance for vendors and service contractors.
    • Keep the Chief Building Engineer and Property Manager advised of all matters incidental to the operational status, major overhauls and casualties to all systems.
