WELLESLEY, Mass., April 27, 2026 — National Development, on behalf of a separate account it manages, has acquired 93 Worcester Street, a premier Class A office and life science property located at the intersection of Route 9 and Interstate 95/Route 128 in Wellesley, MA.

The approximately 277,000-square-foot property, to be repositioned as Wellesley Crossing, is one of Greater Boston’s premier suburban office assets. Designed by Elkus Manfredi Architects and completed in 2000, the building has since undergone capital improvements totaling nearly $40 million. The property was acquired as a long-term investment on behalf of a non-profit separate account client.

National Development will lead asset and property management and reintroduce the property to the market, focusing on attracting a mix of high-quality office and life sciences tenants.

Available leasing opportunities at Wellesley Crossing include office suites ranging from approximately 5,000 to upwards of 130,000 square feet of contiguous space, as well as two lab-ready suites with integrated office components of 16,000 and 21,000 square feet — providing options for a wide range of tenants and uses.

“93 Worcester Street has long been a cornerstone property along the Route 128 corridor,” said Maura Moffatt, SVP of Asset Management at National Development. “We look forward to repositioning Wellesley Crossing to meet the evolving needs of today’s tenants, particularly those seeking high-quality, amenity-rich environments outside of the urban core.”

Situated at one of Massachusetts’ most heavily trafficked and strategically located highway intersections, the property offers direct access to Interstate 95/Route 128, Route 9, and the Massachusetts Turnpike, as well as convenient public transportation options. The campus is approximately 10 miles from downtown Boston and surrounded by some of the region’s most affluent and highly educated communities. Its scale, visibility, and accessibility position Wellesley Crossing as an ideal leasing opportunity, offering companies a highly prominent location with strong corporate branding potential along one of Greater Boston’s most recognized corridors.

Wellesley Crossing features a robust amenity package, including a full-service Craft Food Hall, conference center, fitness center, tenant lounges, outdoor spaces, walking trails, abundant parking with EV charging, and on-demand Uber service to nearby public transportation— creating an exceptional workplace experience for tenants. The building also offers lab-ready space for tenants, providing flexibility for companies in the life sciences and innovation sectors. Wellesley Crossing sits at the center of a budding community of life science innovators within just 10 miles of the campus, positioning it as a compelling option for firms seeking high-quality space in a dynamic, talent-rich environment.

Current tenants include Aetna, AXA, Peak Financial Management and the American Heart Association reflecting a diverse and creditworthy tenant base.
